Professional Property Management

Hamilton Management, LLC was created in February 2004. Our services include management during vacancy, as well as after the tenants are settled in.

Management consists of acting on your behalf for all aspects of the property which include:

  • Preparing and signing the lease
  • Collecting rents
  • Making mortgage, HOA/COA, insurance, tax, etc. payments that relate to the property
  • Being the point of contact for tenants and vendors
  • Coordinating regular and special maintenance for the property
  • Having a limited power-of-attorney regarding tenant/landlord cases
  • Holding deposit funds in escrow
  • Set up utility accounts during vacancy
  • Conduct move-in/move-out inspections
  • Providing monthly income and expense statements
  • Distributing monthly proceeds to owner
  • Providing annual 1099 and year-end income and expense statement
  • Perform periodic inspections of the property
  • Keep an inventory of all appliances make/model/serial number to provide to vendor in case of repair
  • Keep photos of property
  • Advertise in local papers/military relocation network/MRIS (multiple listing service)/website/internet
